Utility Disconnection Legal Rights

Summary

In Georgia, landlords must provide habitable housing and maintain electrical systems. If utilities are included in the lease, landlords cannot turn them off. If utilities are in the tenants name, only the tenant can turn them off. For deposit disputes, Georgia lacks a specific statute, but claims can be filed in small claims court.
